They go on to tell us about how each of them got in to the building and sales industry.

We discuss the history of Hardware Hawaii and how the business has grown in the past 50 years to having multiple store locations. Kehau and Hal talk about how ADUs is right now, the buzzword in the construction industry and the different requirements for having one built.  We also talk about the details of the Homeownership fair that was held on July 8.

Who is Kehau Amorin?

Kehau Amorin is the Director of Sales from Hardware Hawaii. Hardware Hawaii will be having a free Homeownership Event being held July 8 in partnership with Hawaiian Community Assets at their Kapolei store. The event will include homebuyer/homeowner seminars, DIY repair workshops, and information on grants, loans, and self-help housing programs for first-time homebuyers and elderly homeowners.

Attilio: Well hey everybody this is Attilio. Uh, quick disclaimer, anything you hear on the show that sounds like tax or legal advice, we're not doing that! Attilio: Alright. So, uh, you know what I’m going to do at the top of the hour? We're going to call this the uh, life coach, life coach top of the, top of the hour moment. And so, I want to talk to you guys about the uh, if you’re in sales, we get a lot of sales people, we get a lot of realtors, listen to our show and uh, one of the things I want to talk about is daily minimum sales behavior. So, in our, here's the bottom line folks, if you want to uh, Adrienne, how do you, how do you eat an elephant?

Adrienne: One bite at a time.

Attilio: One bite—what does that mean?

Adrienne: You have to just chunk it down.

Attilio: What are we chunking down?

Adrienne: We're chunking down our, our big—

Attilio: If you're in sales, what do you have at the end of the year, what's that big thing at the end of the year?

Adrienne: You've got a big goal that you want to hit and if you're only just looking at that, it can be overwhelming.

Attilio: Yeah, and stressful. Even if you're looking at it on a weekly, quarterly, annual basis, the easy way to do that, just like eating an elephant, is a small, little bits and pieces of the, at a time. Any kind of big task!

Adrienne: Mmm-hmm. You've got to just chunk it down.

Attilio: We're going to talk about building a house later on today. It doesn't just, poof, there it is! And you know, they just, you know, unload a dump truck full of stuff on the job site and there you go, there’s a house. It's a process. And, and it's a very complicated process but if you break it down, if you do a lot of planning and preparation, and do things on a daily basis and have proper project managing, boom, you have a finished product that’s nice. Alright, so, let's talk about that finished product, which is your big goals at the end of the year, and this is how you break it down. So, write this down. DMSB. By the way, successful people take notes! Successful people take notes. Uh, the only successful people that don't take notes are the ones with photographic memories. Okay, so, daily minimum sales behavior, in whatever you do, whatever your goal is, break it down into uh, Monday through Friday, Monday through Friday, this is how you get balanced in your life, so you're not doing stuff evenings, Saturday, Sunday, all the time and getting all totally out of whack with your personal life. Is break it down, Monday through Friday, what is your daily minimum sales behavior? So, Adrienne, what is it for our team? What time and what do they need to do?

Adrienne: So, they need to prospect, between 9 and 11.

Attilio: No, no, no, just say the numbers. Oh, you know what, yeah, I’m going to test you. I'm going to say the numbers and then you give the explanation.

Adrienne: Okay.

Attilio: 9 to 11, 10 and 1.

Adrienne: So, 9 to 11, they're prospecting, they're on the phone. 10, minimum of 10 voice-to-voice or face-to-face contact. And then 1 appointment. And then they, they've won the day.

Attilio: By the way, voice-to-voice is the same thing as face-to-face unless you meet with somebody and then you’re only miming to them. It's the same thing, when you meet with them, so it’s 10 voice-to-voice conversations, with decision-making adults, about real estate. So, translate those words into whatever industry you're in, 10 contacts a day, folks, hey, listen up, here's a little secret. You’re never going to sell anything unless you talk to people! So, uh, here's the big thing that we tell our team and we’ll tell you and your team members if they're listening and then you as business owners. The emails, the text messages, the internet presence, the events you have, those are supporting activities. But at the end of the day, you’ve got to pick up the phone and talk to people, so here's the tip: you hate picking up the phone and talking to people? Quit! Get out of sales! Hello! That would be like the first interview question, if I’m hiring anybody for sales. Do you enjoy getting on the phone? Here's an, here's a newsflash folks, do I sound pretty confident? Adrienne?

Adrienne: Yup.

Attilio: I don’t like getting on the phone just like anybody else!

Adrienne: I don't believe that.

Attilio: Uh, probably a little bit—

Adrienne: I think you enjoy being on the phone.

Attilio: Well, I, you know, here's the deal, is it like, if I had a choice between playing soccer with my 9-year-old and picking up the phone and calling people, what would you think I would prefer?

Adrienne: You'd be playing.

Attilio: Yeah, playing with my 9-year-old, so, it's not on the top of the list of the most enjoyable things I want to do for the day, but this is what successful people know. What’s the definition of a professional?

Adrienne: Someone who is going to do what they need to do, no matter what. Right?

Attilio: Whether they feel like it or not. Whether they feel like it or not. So, uh, two more numbers and then we'll get onto your quotes. 1-3-5.

Adrienne: So, that would be your 1 big goal, your 3 priorities, and then the 5 strategies.

Attilio: Supporting each, each of these, each of these priorities, so we have, our team members always fill out a 1-3-5, so again, chunking it down, 4-1-1.

Adrienne: That would be the uh, the, the one big goal that you have, right, and then you have your monthly goal, and then you have 4 weeks of every month, so you’re chunking it down week by week.

Adrienne: The 1-3-5 and the 4-1-1.

Attilio: No, no, what was the first one, what's the acronym?

Adrienne: Oh, it was the uh, the daily minimum sales behavior.

Attilio: I'm telling you, if you're going to be a co-host with me—

Adrienne: DMSB!

Attilio: Okay!

Adrienne: DMSB.

Attilio: Daily minimum sales behavior, 1-3-5, 4-1-1.

Adrienne: There’s a lot of acronyms there.

Attilio: Those 3 little simple things, by the way, what do we know about success, Adrienne? It's simple—

Adrienne: That it's simple but it's not easy.

Attilio: But it's not easy. It's simple in that these are very simple concepts that I shared with you. Why it's not easy? Because we know we need to eat healthy food, exercise every day, brush and floss after every meal.

Adrienne: And make the, make the call.

Attilio: Those are easy things to do, simple things to do, but we don't do them.

Adrienne: And pick up the phone.

Attilio: We don't do them. Alright, so, by the way, that, those 3 key pieces of information, come closer, I’m going to tell you a little secret. It’s how we sold $82 million in real estate last year! And closed 172 transactions. So, hey, we just wait, were we supposed to share that? We weren't supposed to share our secrets, were we?

Adrienne: No. Why are you letting them out of the bag?

Attilio: Oh, shoot, we better now, you know what? Never mind, pretend you didn’t hear any of this information. You don't need to send me that in—email to info@teamlally.com to get these 3 pieces of information. Mmm-kay? What do we call insanity?

Adrienne: It's uh, doing the same thing and expecting different results.

Attilio: You can stay going crazy, or you can send us that email and we're going to help you break the insanity, oaky? Do something different to get different results, not the same thing over and over and expecting different results. Okay, what's your quotes?

Adrienne: So, these quotes are brought to us today from Hawaii Pacific Property Managements. Duke sends them to us daily. So, the first one's Wallace Wattles. He says, "The very best thing you can do for the whole world is to make the most of yourself."

Attilio: Wow.

Adrienne: I think this kind of goes hand-in-hand with what we were just talking about. About success. Alright, then the next one is a Spanish proverb. "Tomorrow—"

Attilio: You have to say it in Spanish though.

Adrienne: I don't speak Spanish.

Attilio: Okay. No habla Espanol.

Adrienne: "Tomorrow is often the busiest day of the week." (laughing)

Attilio: Tomorrow is always, what is that, is that the, is that a tip from a procrastinator?

Adrienne: Probably.

Attilio: Hey, you know, I bought a book on procrastination. It sat on my nightstand for 3 years and I just sold it at a garage sale.

Adrienne: Alright, and the last one's a Chinese proverb.

Attilio: Chinese! Oh, you've got to say it in Chinese.

Adrienne: Chinese, but I don’t speak Chinese!

Attilio: Okay, never mind then.

Adrienne: "I hear, I forget. I see, I remember. I do, I understand."

Attilio: Wait, let me see.

Adrienne: The Chinese proverb.

Attilio: Okay, I’m going to give you an ancient, uh, pidgin proverb. "I hear, I will forget. I see, I will remember, and I do and you know what? I get it." That's the ancient pidgin proverb.

Adrienne: Okay, so, we, we have uh, we've got the Mortgage Genius on the line. To give us some of her own proverbs.

Attilio: Proverbs. Hi, Jodie!

Jodie: Hi! How's it going?

Attilio: Great. What’ve you got for us today?

Jodie: So, I wanted to share about a meeting that I had, actually this had come up maybe 3 times this week so I thought it would be something cool to share. Uh, I met with people uh, hopeful homeowners, people that would like to have some homes, a home, uh, in the near future, and they, we, so what we do, as you know, we, we will talk to someone because they might call in and ask questions and then eventually get their information and then send them an email with some estimates. And uh, that is like the estimate email that we send over, that's like the top of the ice berg, that's like, I mean, we don’t expect someone to actually understand what, you know, what, fully understand what we're sending them. Uh, and, and so those people ended up calling me back and saying, "Hey, we got your email, we're working with another lender because they offered us a lower rate." And it was like, whoa, whoa, wait a minute, did they do a cross-benefit analysis with you, did you, did they explain to you the cost associated with that rate, did they tell you how long it's going to take for you, you to recuperate the additional money that you're utilizing out of your pocket? Did they talk to you about you know, the time value of money and perhaps what you could be doing with that money now instead of using it as a closing cost or a potential point that you’re paying, you know, and they were like, "Uh, we don't understand what you just said," and you know, and I said, "And that’s my point." My point is, please come in and talk to us, because we really want, I want you to, sure, if you want to work with another lender, by all means, but I want you to make sure you’re fully educated and you know why you're choosing that other lender, not just because someone said a lower interest rate. Uh, and so that’s happened 3, maybe 2 or 3 times this week and, and actually when I’ve convinced them to come in and we've talked and, and hammered everything out, they chose a structure that had a higher interest rate and I know that sounds backwards, there’s that just, you know, everyone wants that sexy low interest rate and the, the point is, that's not always the best usage of your money or your plan. Uh, everyone has their own, individual best scenario and no one, it's not cookie cutter, there’s not, okay, everyone gets the same scenario and so, I guess my emphasis there is you know, come in, talk to us, meet with us, and, and get educated because there's some things that a natural instinct might say, well of course I want the lowest interest rate possible, I mean, duh! Everyone does. Versus when you get educated and you see the options you actually might choose a higher rate.

Attilio: Yeah, you ever—

Adrienne: With, with lower closing costs.

Jodie: Right.

Attilio: Have you ever compared a shiny apple to a rotten banana?

Jodie: (laughing)

Attilio: No, that's not an adequate, intelligent comparison. So, uh, yeah, if you, if they're automatically just going off one piece of information, then you're taking a comparison with Jodie's team, nice shiny apple, to the quick, low interest rate to get your business, rotten banana.

Adrienne: (laughing)

Jodie: Right, right, and it’s just, just one of those things, you know, we want to, we, we want to sit down and meet with you, we want to hear about your goals and, and short-term, medium-term, and long-term pal, and it really makes a big difference so, that's kind of what I wanted to share on.

Attilio: That's a good one, excellent stuff.

Adrienne: Very good, save them from the rotten bananas.

Attilio: Save them from the rotten bananas.

Jodie: Yes! Stay away from those rotten bananas.

Attilio: They're slippery. Anyways.

Kehau: Good morning, everyone!

Hal: Good morning.

Adrienne: Yes, thank you guys for, for joining us. So, I guess, like, during the break we're learning a little bit more about all these thigs, the event, and all these different options that, you know, we had no idea that Hawaii—

Attilio: Wait, well, hold on, hold on, we've got to go local style here, because this is what we always do in our shows, so before we get into the business aspect of our conversation, we like to uh, talk about what high school you went to.

Kehau: (laughing) Uh, well I went to Pacific Baptist Academy. I can't tell you what year I graduated.

Attilio: (laughing) Hal, what high school did you go to?

Hal: St. Louis.

Attilio: St. Louis! Right on. So, you guys are local, local people, born and raised?

Kehau: Yes, born and raised in ___.

Attilio: ___? Hal, did you grow up in ___?

Hal: No, I actually uh, lived in ___.

Attilio: You lived in ___?

Hal: Yes.

Attilio: Alright.

Adrienne: Close to work. So, so how did you guys get into this industry, have you always been in like, building and sales, or? Tell us more.

Kehau: Well, for me, I’m actually, my background is sales and marketing. Uh, been in uh, been with uh Hardware Hawaii now for 5 years. Brand new to the construction.

Adrienne: Okay. And Hal?

Hal: And I’ve been in the industry 43 years.

Attilio: Oh, wow.

Hal: Uh, ever since high school. Uh, I started working in a warehouse, unloading containers. I eventually drove a truck. I got into sales, I got into management. I've done—

Adrienne: You've done it all, sounds like.

Hal: Mmm-hmm.

Adrienne: And has this been with Hardware Hawaii or just different companies throughout the years?

Hal: Uh, different companies, but I’ve been with Hardware Hawaii 20 years.

Attilio: 20 years, wow, that says a lot especially in today's economy and, and especially here in Hawaii where companies, lot of them come and go, so, that says a lot! Hardware Hawaii, right on!

Kehau: 63 years, this year. Yeah. We started off with a very small store in uh, ___, uh, 2,000 square feet and now we have uh, 3 stores on Oahu and a store in ___, and a brand-new distribution center out in uh, ___.

Attilio: Alright, where are the 3 stores on Oahu?

Kehau: Uh, we have one in ___, which is our anchor store. We have our contractor store which is in ___, and we opened in 2012 a brand-new Kapolei store as well.

Attilio: Nice. Okay.

Adrienne: So, okay, so Hal, you have the title of House Package Specialist. You've done all these other things, but what does a House Package Specialist do?

Hal: I, I sell package kit homes to people, uh, I walk them through the entire process, including getting the permits, uh, with regard to the ADUs, getting the ADU pre-check forms, uh, completed. All the way through literally walking them all the way through the construction of each of the homes.

Adrienne: So, are most people interested in the ADUs these days, or are they like coming in for like a whole brand new house build?

Attilio: Or a remodel?

Adrienne: Remodel, like what are you seeing more of?

Hal: Uh, a little bit of everything, uh, the ADUs is right now, the buzzword in the construction industry. A lot of people are interested in ADUs, primarily because the city waived the building permit fees and the sewer connection fees.

Adrienne: Yeah, I think it like expires in a year, right? So, it’s like you've got to get, get to it now!

Hal: So, there's a mad rush to get the permits in. Yes.

Attilio: Okay, for you procrastinators uh, it's expiring next month. I'm just kidding.

Kehau: Yeah but it's, it's a savings of almost $12,000.

Attilio: Oh, wow!

Adrienne: That's a lot of money.

Kehau: So, the buzz is because of the substantial savings uh, and it's an opportunity to uh, make money on new property and it's the first time uh, it doesn’t have as many restrictions as the O’hana dwelling whereas, but it does have some restrictions that, you know, Hal is actually one of our ADU experts as well.

Attilio: Okay, great.

Adrienne: Okay, so if any of our listeners have questions about, can they put an ADU on their property, you’re going to be able to you know, walk them through like here’s the, the things that you need to have?

Hal: Yes. I do a lot of that every day. And I actually work 7 days a week, answering phone calls.

Adrienne: So, so, give us the, the, the, the requirements, the basic requirements that are needed for an ADU.

Hal: Uh, generally you have to have the right lot size. Uh, if your lot is under 5,000 square feet, the largest ADU you can build is 400 square feet. And if your lot is, is larger than 5,000 square feet, the largest ADU you can buy is 800 square feet. So, we sell 2 models of the 800 square foot and we sell one model that is 400 square feet.

Attilio: So, it's not, it has nothing to do with how well you like your relatives, who's going to live in it, right? If you, if you' don’t like them, build a 400, if you like them, 800. Has to do with the lot size.

Hal: Yes. That's required by law.

Attilio: Alright, and I think the main impetus between all of this was that in Hawaii, one we know that it's expensive, uh, number 2 is that inventory always lags behind demand in Hawaii. I think, I don’t know, I’ve heard builder associations say anywhere from 40-50,000 units every year. Uh, so, they’re trying to uh, I guess alleviate, alleviate the, the, the opportunity, or you know, maybe, some of that pressure on the rent, the rent being so high, people cannot afford the rent and/or uh, tying that in with these homeowners who can't afford these mortgages and they need a little help.

Adrienne: It's a win-win.

Attilio: Yeah.

Kehau: Well we're seeing a lot of uh, elderly that maybe have a big home they no longer need, so by building one of these one bedroom, one baths in the back, on a qualified property, they can rent the bigger house and that becomes a source of income and they can still live on their property.

Attilio: I was just thinking of some funny scene right now where like you’re the person  that lives in the small house and you’re the owner and your tenants are in the big house and they're making all kind of a big racket and you have to call the police and they’re like, "Well, what’s the address?" and you give them your address, and they’re like, "But that's where you live!" Yeah, it's my renters, I’m in the ADU!

All: (laughing)

Attilio: So, the police must get, they’re getting educated on that too when they’re getting the calls. Oh, wait where are you, are you in the ADU or the main house? Who's being the troublemaker? But uh. Alright, so, we have uh—

Adrienne: So, you guys have the homeownership fair, that's coming up on July 8th, from 10-1.

Kehau: Yes.

Adrienne: So, what could we expect to see at this fair?

Kehau: So, we have approximately 12 vendors that will be there from mortgage lenders to uh, information on PVC loans and uh, with us, we're going to be showcasing our house package programs and 11 styles, or 11 options including the 4 ADU options, uh, more importantly we're going to have some how-to, basic home repairs, uh, but the one that I think people are going to love the most is we have seminars that are uh, by Hawaiian Community Assets. We have a seminar talking specifically about ADUs, so all those questions that you're not sure of, we're going to answer for you. And then on top of that, the best one is going to be, come talk to our contractor. We're going to have 2 uh, general licensed contractors that are going to be able to answer all those very difficult questions. What’s a contractor, what's a sub? You know, how do I choose one? Is licensing important? So, that particular seminar we believe is going to be one of the top ones that you would want to be there for.

Attilio: So, do the seminars start right at 10 or?

Kehau: Uh, our uh, seminars start at 10 o'clock all the way to 12:30. Our uh, how-to seminars, those are 10:30 and 11:30 and then we are going to have experts out there. So, 2 main things that we find people uh, ask questions about, is windows and doors, so we're going to have in-house specialists there to answer all those questions about ___ doors versus exterior doors or windows or, so, we're going to have those experts on hand as well.

Attilio: So, whether you're a first-time homebuyer, existing homebuyer, or maybe one of those guys that flips homes—

Kehau: Exactly.

Attilio: One of those specialists, you know, you’re never, you're never too experienced or too old to learn something new, so they should come down and check it out.

Kehau: Yes, absolutely!

Adrienne: This is going to be at the, the Kapolei location.

Kehau: Yes, it's going to be out at our Kapolei location, we're also doing, if you come out, we're going to honor you by giving you a lot of one-day sale uh, options. So, like we have ___ on sale, this is secret, don’t tell everybody. We have 119 ___ on sale that day uh, we also have a lot of power tools, things that you can use around your home, and all the things we are demoing that day, all of that will be on sale. And with a purchase of $25 or more, you’re going to walk home with a free Hardware Hawaii bucket, a 5-gallon bucket!

Adrienne: Nice!

Attilio: Can always use a bucket!

Kehau: Right? Wash your car, you know, uh, take things from the house into the yard, so, everything will be on sale that day.

Attilio: Alright, here’s' a, here's a tip 101 for a 5-gallon bucket. Is actually play men's soccer and I use it as my gym bag.

Adrienne: Eew!

Attilio: Because then when I, when I take all the stuff out—

Adrienne: I think it's because it's easier to wash.

Attilio: Because when I take all the stuff out, I can get rid of, I get all my gear on, I flip the bucket upside down and I sit on it. Then I can put my stuff on.

Adrienne: A seat, a gym bag. Nice.

Attilio: But, you know, I get my teammates, they always keep throwing their recyclables in my, the gym bag, I have to tell them stop throwing your recyclables in my gym bag.

Adrienne: Well maybe you can recycle them.

Kehau: If you go to any baseball game, you'll see that all the 5-gallon buckets out there, that's to hold the balls, and all the things, so, yeah, it has quite some great uses, so, we're going to give them away, all that, all day that day.

Attilio: Nice.

Adrienne: So, okay, so you, so, during the break we were talking a little bit about uh, your, your work. With Habitat for Humanity.

Kehau: Yes.

Adrienne: And I think it’s, right now you guys are getting ready to start a build for them, out in, in ___.

Kehau: Yes, uh, with uh, Mel Whistler, she's with the Habitat for Humanity Honolulu uh, Hal actually is one of the project managers on that project. We're going to be building in partnership with them, 5 homes out in ___, so we're so excited about that.

Adrienne: So, so, like do you guys take volunteers for this, or is it just Hardware Hawaii staff that's doing it?

Kehau: No, actually Mel is always in need of volunteers, so, whether it's this ____ project of any of the projects she is working on, please reach out to Habitat, it is an amazing project that they're working on.

Attilio: Now one of, you said uh, correct me if I’m wrong, is there one of those scenarios where the, the, the, the potential home owners has to, is going to help build a little bit or work?

Kehau: Definitely, all homeowners that they're building the homes, they're definitely have to put some sweat equity in there. But they’re also looking for others who just want to help someone. You don't need experience to be a Habitat for Humanity volunteer. You simply go out there with the right heart and they'll give you tools uh, sometimes it's painting, if you have skills, even better. Let them know what they, what they are, uh, they could always use dry-wallers, they could use frame people, but for people like myself who've never slung a hammer, I can paint pretty good.

Adrienne: So, Hal, are you going to be project managing some of these volunteers? Or is it more like the whole, the whole project in general?

Hal: Uh, the whole project in general. Mostly managing the material delivery to the job sites.

Adrienne: Making sure you’ve got it all.

Hal: Right, and getting it in the same time frame that they have volunteers available to, to build it.

Adrienne: Okay, so making sure the timing is all worked out?

Hal: Yes.

Kehau: And that’s really critical because you can’t have too much stuff out there or not enough stuff out there, so, his role with Mel is real important. Yeah.

Attilio: Well we were talking about it before the show started and I, we were looking up uh, because we are starting a builder program, marketing, uh, concept and I, we just were curious and we started looking up the top builders in the United States and lo-and-behold, Habitat for Humanity was #15 in the nation! From the amount of homes they build on an annual basis and I was like, wow, you know, you don't think—

Adrienne: They’re busy!

Attilio: You've got a non-profit, it’s on there with this list and you’re talking up there with people like Gentry and D.R. Horton and some of these other national builders, so good job! Because that's, that’s, I think uh, for us, we realized and I think what we like about being realtors, is that when you get somebody into a home, it just has a really positive ripple effect in the entire community when, when that home becomes owned by an actually homeowner who's invested in it and wants to uh, participate in the community and give back.

Kehau: Yes, absolutely.

Adrienne: It's coming up, yes, July 8th. Yes.

Attilio: Some people just, they, you know, they, they, they were sleeping right now and they just got up, they were, they slept in, they just got up and they're like what is this? Yeah, so tell them again, when and where and why and all that good stuff.

Kehau: Okay, so our event is next week, Saturday, July 8th uh, 10 a.m. to 1 p.m. out at our Kapolei store which is 110 __ Place. We're located right next to Costco. Uh, the primary reason we put this on is because a lot of our consumers were asking you know, how do I make my home efficient, uh, how do I make repairs to my home, uh, what kind of construction loans are out there? And uh, so we designed this entire project around uh, education and information and uh, so we'll have how-to seminars, we'll have in-house experts, and uh, we'll also have information on ADUs, the hot topic as we just talked about, and of course house packages. Uh, Hardware Hawaii offers 11 styles of homes to choose from, uh, starting at uh, $22,000 for a one bedroom, one bath and all the way up to a 5-bedroom, at $112,000, so. Yeah, it's a great deal.

Adrienne: Yeah, that's, so is there, is there a good website that our listeners can go to, to find out more about your house packages, the homeownership fair, questions they might have on the ADUs?

Kehau: Yes, so uh, you can go to www.hardwarehawaii.com. If you want to know more information about our house packages, or about ADUs, Hal Levy is our house package and ADU specialist. Uh, he can be reached at 784-3000. And uh, ask for Hal Levy!

Attilio: Hey, Hal, what do you, what do you think is a, you know, with ADUs, what's a number one misconception that people have that they come to you for?

Hal: A lot of people think that anywhere on Oahu you can build an ADU. That's not true. Uh, in ___, you cannot build an ADU at all. Uh, places that have uh, homeowner’s associations, like ___ Town, you can't build one at all. Uh, there’s some areas in ___ that you can't build them, the biggest problem that uh, the city has with these areas is that the sewer system is not adequate for additional capacity. Uh, people that are building in ___ can build up to 3 buildings. They can build them this year and uh, in 2 years when they upgrade the sewer system in ___, they’re going to permit them to convert them to ADUs. So, some people are actually building auxiliary buildings now that they will later convert to an ADU. But one of the misconceptions is you can build them everywhere and that's not necessarily true.

Adrienne: So, like if they just call you and give you the address, you’ll be able to tell them, right off the bat?

Hal: Yeah, the other thing I can do is I can google their address, and look up if an ADU will fit on their property.

Attilio: Yeah. Well, nice, with the Google, the satellite and you can zoom down.

Hal: And if that doesn’t work, I actually make appointments and go out and measure.

Attilio: Good! We always tell people, hey, before you start like spending money and, and, and, and doing all of that, hey, call, it's always good to have a Hal. Hal, you like that, you're like that computer on the, that movie, 2000 or whatever?

Adrienne: (laughing)

Attilio: Hal! You just, but it's better than the computer because he knows all the information. But, can you talk like with that computer voice?

Hal: No. (laughing)

Kehau: (laughing) Well Hal actually will be there uh, on July 8th, so he'll be there 1-1 to be able to answer all those questions and you know, Hal also is the person that actually will go out to a job site and actually work side-by-side with our customers. Sometimes they build and sometimes they don’t, but he still offers that service to them.

Attilio: Now, we were talking about a little bit too, the company’s been around what, 63 years?

Kehau: 63 years!

Attilio: Now, the original, now the original founders, are they still with us?

Kehau: No, uh, Dana and Mary has passed uh, but they came here on a honeymoon back in 1954 uh fell in love and a year later opened a store out in ___.

Attilio: Now are the, do the kids still in the business, or?

Kehau: Yes, so second generation uh, David Lindquist, which is their son, he is our president and CEO.

Attilio: Nice. So, local, local, local-owned company uh, you know, it's like you guys hearing that commercial uh, try to buy local, here's how you can do that!

Kehau: Exactly! (laughing)

Attilio: And walk to this homeownership fair uh, help support a local business uh, and sounds like you guys are really going above and beyond. Listening to what the clients want and meeting their needs by putting together an event like this. That’s awesome!

Kehau: Thank you! It's a, you know, like I said, it's something that was uh, asked over uh, this past year and Hal and I talked about it and in partnership with uh Hawaii Community Assets, decided, put it together and hopefully this will become an annual thing. Yeah.

Attilio: Sure. Now I know you also mentioned that uh, someone from Veterans Affairs will be there to talk about the, the types of mortgage benefits that veterans have.

Adrienne: Yeah, for the military.

Attilio: Yeah!

Kehau: Yes, so Sherri will be there, she’s going to be talking specifically about V.A. loans and navigating the process of the V.A. uh, which is uh, can be somewhat difficult. So, it's uh, she was the newest addition to our vendor list, which we’re really excited about, with the Hawaii Air National Guard and the Hawaii Army National Guard, we have a big presence here and I don't think they realize what they have access to. So, this was uh, one of the newest additions and we're so excited to have her there.

Attilio: Great. Alright, any other questions, Adrienne?

Adrienne: Well, I had a question on uh, you know, you guys, your guys' company, it sounds like you, you’ve expanded and you’re growing.

Kehau: Yes.

Adrienne: Are you looking for uh, are you looking for, for people, for professionals to come and, and join your team?

Kehau: Absolutely, we're always looking for CDL drivers, we're looking for uh, store associates. We actually have a lot of retirees that are looking for a part-time job or a full-time job that maybe in their years, like Hal, has built their own home and so they're looking for something to do and uh, they have come to work for us, which has been pretty exciting and they bring all their years of experience and information and one of the things we pride ourselves uh, on is customer service and so being able to, 1-1 in a store is pretty phenomenal.

Adrienne: So, so will they be able to find out about this at the homeownership fair? Or is there, just go to the website?

Kehau: Yes, they can go to our website, www.hardwarehawaii.com. And uh, they can always walk into our store or even apply online.

Attilio: Now, you know, I live, and we both, we all live in Kapolei. Our office is in Kapolei and I’ve always, you and I have misperceptions of, of what it is that the store is, the, the one that's in Kapolei, is it a full-on like retail?

Kehau: It's a full-on retail store, so you can go there and pick up units of lumber, down to uh, window repairs uh, you can get paint, you can get keys done, in fact, that day at the fair we're doing a buy-one-get-one-free key. So, with an express service that day, so uh, what we're hoping for our Kapolei store is kind of like our ___ store, it's that home-away-from-home, it's that, you know, you walk in like Cheers and you see Norm, that's what we're hoping uh, that they can walk in and everybody knows your name. And that’s what we're known for is, while we are a big organization and a big company, we also like that one-to-one.

Adrienne: Nice.

Attilio: Yeah, I’ve been binge watching uh, Cheers on Netflix.

All: (laughing)

Attilio: Your way in the world today, sure can take a lot, that’s only, I remember that from the beginning, that's all. But anyway.

Kehau: But that's why our contractors love us, they walk in and they're like, oh, Hal, you know, uh, I need this and I’ll, no problem, al taken care of, we'll call cold, uh, trucks will pull up alongside of the bins and we'll load it for them. Which is fantastic, so, yeah.

Attilio: I, I think that’s what people like, they want to go somewhere where somebody’s knowledgeable, because it’s like, it's, it’s almost overwhelming when you walk into these big stores and you’re like, hey, just somebody come over here and tell me where this stuff is so I don't have to spend half an hour looking for it.

Kehau: Well not only do you have to look for your own thing, you’ve got to pull your own thing, you have to pay for your own thing, you’ve got to load it. Where with us, you call Hal, he'll get it ready ahead of time, pick up your tag, go to the cashier, somebody else loads your truck.

Adrienne: Oh, wow! That's amazing!

Kehau: Yeah!

Attilio: Sounds like you guys have uh, probably more, more knowledge staff that can like, actually maybe I mean give them some suggestions that maybe you want this, and you want to go with that instead, especially a lot of these uh, do-it-yourself-ers.

Kehau: Well, and that's what we're hoping with the 2 experts that we are going to have on-hand that day. Uh, Dave is one of uh, a long-time builder in ___, and uh, he's going to be our door expert, so if you want to know an interior door vs. an exterior door vs. you know, a large uh, French doors, that gentleman will be able to answer that for you.

Attilio: Okay.

Adrienne: Well could you just talk real quick about the, the seminars and the do-it-yourself uh, thing that, that are happening and then, and then we'll wrap things up.

Kehau: Okay! Sounds good, well we have 2 seminars that are going to be done by Hawaii Community Assets and uh, we have one seminar that's going to be about ADUs, so all those, that complexity of the ADUs uh, that's going to be uh, done by Hal and uh, Hawaii Appleseed. And then our last uh, seminar will be done featuring 2 general contractors, we have Brett Jenky and Mike Chen from ___ Construction, both of them will be out there to answer those very difficult questions like, what's a sub, what's a general, how do I choose a contractor? That's probably navigating the most difficult uh, processes, so, uh, those are our seminars and then we have 2 how-tos uh, one is going to be basic screen repairs by an in-house screen experts and then plumbing repairs. You know, that flapper on the toilet that makes a lot of noise, well, we're going to teach you how to change that on your won.

Attilio: There you go.

Kehau: Yeah, so we're pretty excited.

Adrienne: Those toilet flappers are kind of tricky.

Attilio: Toilet flappers! Waste a lot of water.

Kehau: (laughing)

Adrienne: They do!

Attilio: Toilet flappers, that's what we call people on our team that talk too much. No, I’m just kidding.

All: (laughing)

Attilio: I’m just kidding, they never talk too much. But go ahead.

Kehau: But again, these are just things that our customers have said, you know, how can I do these or, it's that uh, person that lives on their own and just want to be able to, to do that, so we help them navigate what to purchase and all of those things will be on sale that day.

Attilio: You guys are the reason why YouTube is around because I, I did the same thing the other day, I fixed my dryer. I just went out and looked for a YouTube video and then I went to the hardware store and got what I needed and boom! I fixed it! And I’ve never fixed a, an appliance in my life.

Kehau: We have a lot of people show up with pictures like, I need this and so, you know, because we are that 1-1, we have no problem with walking with some, a lady that just wants to repair this little knob or, and that’s one thing that Mr. Lindquist loves to have is things from uh, that were built in the 1984, we have things that no other store has. But it was the way it was built back then and it was the redwood fencing and so, yeah, that's, that's Hardware Hawaii!

Attilio: Alright, nice. So, Hal, any funny stories on the ADU, anybody like, maybe the spouse snores too much so they wanted to build an ADU for them? And they couldn’t get to sleep?

All: (laughing)

Hal: Not, not really, no.

Adrienne: No funny ADU stories.

Attilio: Okay, now the spouses are live, they just heard that they like hey, I’m going to build an ADU for my husband, I can’t sleep, he snores too much, I’m going to put him in the ADU! Alright, so, uh, any last things you guys want to share about Hardware Hawaii or the event itself?

Kehau: Well I noticed one of the things that uh, you had asked was, you know, what's kind of a funny story that we, that differentiates Hardware Hawaii outside of our service and the quality, is, uh, we are a dog-friendly store. So, in ___, we have a cashier, her name is Irna, and she's uh, cashier station 1, and just see a bunch of dogs sitting there, wagging tails and it's the funniest thing ever, but it's because she has little dog treats and so some of our contractors have shared with me that uh, they bribe their dogs to behave during the week because then if they don't, they tell them hey, we're not going to Hardware Hawaii and all of a sudden, they start to behave! Because they all want to go see Auntie Irna, station 1! It's the cutest thing ever, see these wagging tails and they're all running into eh store and, they know our staff so well they're like family!

Attilio: Oh, wow, you know, I was in the ___ store the other day, I thought those were snacks!

All: (laughing)

Attilio: I was hungry, they were tasty!

Hal: Some of our best customers are dogs.

Brooks: I cannot follow that, that was amazing, I’m telling you, well let's see, I’ve got an incoming, I’ve got a coming soon, coming soon, coming soon property in the world-famous ___ at Ocean Point. Was that good enough?

Adrienne: That was awesome.

Attilio: That was awesome, I’m excited! I don't even know what it is, I want to go see it!

Brooks: Yeah, and I do too! It's like, I’ve seen it but I’m going to go back and see it again. Uh, one of the things that I love about this home, it's got TV channels and it’s, you know, some people like to be right across the street from a nice green grassy park, this one's right across from the pool! And I’m a water person, so that was just, I would be walking across that street every day, every night after work, every morning and jump in the pool and there are people in there getting the early morning exercise in, uh, it's just, it's a great location and uh, I mention the TV channels and one thing I really like about it is it's got the biggest papaya tree I’ve ever seen. I grow papayas on my won, I’ve probably grown 100 papaya trees in my, in my recent lifetime and this tree is unreal and it's prolific, it's got fruit on there, the neighbors love it. So, uh, yeah, this is a great, great property coming soon and uh, you guys have a great rest of your day.

Attilio: Alright, thank you Brooks!
