We just wanted to send out a quick message thanking ALL of you who came out and supported our team on Keller Williams RED Day. RED stands for “Renew, Energize, and Donate” and our group certainly accomplished all three of those tasks.

Each year on the second Thursday of May, we celebrate RED Day as a part of our legacy worth leaving. Making a difference in the lives of others and bettering the communities that we serve lies at the heart of the Keller Williams culture. It embodies the generous spirit and commitment we have to “giving back" to the cities and towns they live and work in.

Why don’t homes sell in Hawaii? The No. 1 reason is price. Here’s a common misconception that people have. They think if a Realtor has exceptional marketing, the home will sell no matter what price they list it at.

We know from experience that's not true. There’s a difference between price and value. The most important value is the value that the buyer places on the home. There are other values, including the appraised value and the tax value, but the only thing that really matters is what the buyer is willing to pay for

Staging Tips to Engage the Senses and More

Today we want to go over three things you can do to get your home ready for sale, which are: declutter, depersonalize, and “de-clean.”

Let’s start with decluttering. As a rule of thumb, the best way to declutter your home is by removing one third of the content from every room. In the kitchen, clear off counter spaces and remove magnets and other items from the front of the refrigerator.

Honolulu condos are selling at an all-time high in July. "It's no surprise that the condos are selling faster than single-family homes. As single-family home prices continue to soar, new homebuyers are resorting to the latter," said Adrienne Lally, team leader of Team Lally.  A big indication is a difference in days on market (DOM) and list prices between the single-family homes and condos.   Summer is prime time for moving. We've been receiving a lot of questions about this topic lately, so today we want to talk to you about investment properties.

The most common mistake investors make is not raising the rent. They put a tenant in place and keep the rent the same for years. The rent covers the payments, and if they pay on time, it's a win-win. Right? Wrong. When tenants get comfortable with their rents, their other expenses tend to eat up their leftover income. When it's time to get them out, they will have a hard time finding a comparable property at the rent you've been charging them.
