I was uh, you know, I was enjoying my tea cup collection and, and looking at all my, my fine uh, Chinese cups and everything and comparing them and looking at my catalogue and checking my Ebay auctions and this lady came up to me, tapped me on the shoulder and started asking me a bunch of tax and legal questions. And I said, those are great questions, but I highly recommend you seek the appropriate licensed professional. And then I said, but Mom, what other questions do you have? So, if you hear anything on the show that sounds like tax advice, Adrienne, who should they run that by?

Adrienne: Uh, their local friendly CPA.

Attilio: Legal tip of the week. Alright, so speaking of tips of the week, you've got some pearls of wisdom?

Adrienne: I do! I have uh, these quotes, these awesome quotes that Duke sends out to us every day from uh, Hawaii Pacific Property Management. Okay, so the first one is from a very popular person, it's author unknown.

Attilio: I thought it's uh—

Adrienne: Anon.

Attilio: Yeah, he's Phillipino. His name is Anon.

Adrienne: Okay, so, "We are continually faced by great opportunities brilliantly disguised as insoluble problems."

Attilio: Insoluble?

Adrienne: Insoluble.

Attilio: It's too hard of a problem, so we're going to dilute it in water until we come up with this solution. Alright, what's next?

Adrienne: Okay. "Some pursue happiness and others create it."

Attilio: That’s nice.

Adrienne: Another one from the author Anon.

Attilio: Good, good! Welcome to the show. What's our property management tip of the week?

Anastasia: Well, um, currently we are in a very busy season. Uh, we are getting a lot of calls, about 20 calls a day from people moving to Hawaii in the next couple of months.

Attilio: Oh, wow!

Anastasia: So, um, basically my tip is to give us a call and let's get you a house rented as soon as possible!

Attilio: Yeah, it, I think—

Adrienne: So, what you're saying is you have a lot of renters that need homes to rent?

Attilio: High demand!

Anastasia: We have a lot of renters that need homes and as you know, I am the Eva Beach representative and I have a very low inventory. I currently have only 2 vacancies out of 60-something.

Adrienne: So, you need more Eva Beach homes!

Anastasia: Yes, we do!

Adrienne: I think Hawaii Pacific Property Management; you guys have different areas that you guys specialize in, right? Why don't you tell, why don’t you talk a little bit about that and why that's important to a potential inve—or property owner.

Attilio: Yeah!

Anastasia: Well it's important because uh, we're always in the area, so if there is an emergency, we can be there in a very short period of time. And then um, also it's important because every property manager specializes in the area so we know the market very well.

Attilio: Good, yeah, because you’re going to know about schools, shopping, be familiar with the area. More importantly, as you said, you’re going to be in the area, should something arise and uh, I think, you know what I like about you guys is you're so thorough with your rental analysis. So, I guess that's why it's important to specialize in an area.

Anastasia: Exactly.

Attilio: Okay. Thanks, Anastasia!

Adrienne: Wait, I was going to answer it! I just told you that I knew what it was.

Adrienne: Okay, so the rent guarantee is that basically, if they don’t' get your home rented within 30 days, they'll pay the rent.

Attilio: No way!

Adrienne: Yes.

Attilio: Are you serious? Is that for real?

Adrienne: Yes. Mmm hmm.

Vlad: I'll be Myron this week.

Adrienne: Okay, surprise! So, this is Vlad, Vlad! Well welcome!

Vlad: Hello!

Attilio: Go ahead.

Vlad: So, legal tip of the week! That's what I’m here for today, right?

Adrienne: Yes!

Vlad: Okay, so legal tip of the week is actually a follow up to Myron's tip last week which was plan to protect before probate. Um, basically the follow up is, follow up with your planner, follow up after you plan. And well, what I mean by that is, everyone has um, a very busy schedule, very busy life, um, and if you have planned and you uh, to protect before probate and you do have an estate planner, make sure whenever you have big life uh, happenings, whether you purchase a property, whether you have another child, whether you adopt a child, whatever it may be, um, to follow up with your estate planner so you can update your estate plan. Um, and you know, you don't want to keep putting things aside and all of a sudden, something were to happen.

Attilio: Yeah, you buy a new house, uh, maybe even an expensive car . . .

Adrienne: Or have another child . . . you always want to keep updating uh, your, your trust!

Attilio: Yes!

Vlad: Yes! And uh, Myron wanted me to add if you do have a trust through Kamihara Law it is uh, a free update uh for the first 9 months.

Adrienne: Oooh!

Attilio: Oh, nice!

Vlad: Yes.

Adrienne: So, things happen in life and it would be nice just to add those to your trust.

Attilio: So, do the trust, do the trust and then buy a whole pile of properties for the next 9 months.

Adrienne: There you go! Uh, but then, you know what I like about you guys is that you are more, you're proactive too, you do, you actually reach out to your clients that have done the trust through you and just ask, hey, you know has there been any updates, is there any changes that we can help, help you with because, you know, that's, that's what you do every day right? Us as, you know, lay people, we don't, we're not thinking that way!

Vlad: Yes, we definitely do follow up. Um, we try to follow up, you know, maybe twice, three times a year, make sure, just a quick phone call and maybe an email, just to see if anything has changed, because you know, like I said, everyone is buys, it does slip your mind and sometimes your estate planner or your attorney, you know, you don’t want to think about us all that often, but we're thinking about you!

Adrienne: Yes, and I appreciate that about you guys. So, Vlad, wat's, what's the best number to reach you at?

Adrienne: Yes, the mortgage genius from Pacific Rim Mortgage.

Attilio: Hello, Jody!

Jody: Hello! How's everything going?

Attilio: Uh, going horrible! I'm thinking about hanging myself. How are you?

All: (laughing)

Jody: I'm excellent!

Attilio: Just kidding! Alright, so I always use that at Safeway you know when I go buy stuff. They're like what?! Get this guy a therapist! Anyways, so um, yeah, so what's your, what’s your tip of the week, your financial, give us some mortgage genius, share us with some of that wisdom.

Adrienne: Yes.

Jody: So, two, well, main tip of the week is just to emphasize knowing who you're getting your money from is really important. Um, furthermore, local is always going to be better than mainland um, there's so many unique aspects of lending in Hawaii, unique zoning, unique property types, and its just um, you know, this week, or this week and last week alone, a couple people have you know, are in jeopardy of losing their opportunity to purchase in the contract that they're currently in because the mainland bank has dropped the ball.

Attilio: D'oh!

Jody: And, so I know it's, it's hard but just the emphasis on, on knowing who you're going to trust because if you trust the biggest investment of your, of your life probably and having the wherewithal to do an apples to apples comparison.

Attilio: Yeah, I, I think, I think this was from the Mortgage Bankers Association, but something like, 87, 88% of consumers, they just go with the first loan officer or mortgage banker, they really don't—

Adrienne: The first one they talk to. And I, I think that some people like they, you know, they have all of their, their stuff. I'm not going to mention this big name, I mean I actually have my car insurance through them but it's, it's a military um, company and they just felt like oh, I’m just going to do everything through them, it’s going to make it easier. Uh, but then you know, just because they’re going to take the ease of it with having everything in one spot versus like wasting thousands of dollars through the life of their loan.

Attilio: For the convenience of just using one stop and not really shopping it around because it doesn’t hurt to diversify.

Adrienne: No, especially if you're going to be saving money! I mean that’s, that’s huge. That's a lot of money that will, you know, that will, over 30 years!

Jody: And especially if you're going to get to the end of the road with the worst thing uh, a fire and a real ___ here which is we didn't know X and so now we can no longer proceed.

Attilio: Now, we did, and I will, we will talk from personal experience. We had somebody that uh, uh, ended up going with a different lender and uh, it, the deal blew up and it was the seller, the seller was upset! I mean they were ready to close on it and uh—

Adrienne: They were so upset they fired us!

Attilio: Yeah! It’s okay! It's alright!

Adrienne: It's okay, we'll, we'll take the blame for the, the buyer and their, their uh, their choices.

Attilio: You know we didn't take it personal. We didn't take it personal, we made sure that they, they got on to their next agent, we cooperated with the next agent. You know, here's the deal folks, uh, we do care about you as a seller and it's not about the commissions and that person got taken care of and we're happy for her! So, but anyway. Alright, thanks Jody!

She's a licensed real estate broker in the state of California, member of numerous local board of realtors and uh, she’s also an investor-owner in some, a couple of brokerages and market centers. So, and I’m sure, and I’m sure that what she does, she's also ___. Because I know a lot of times, it's always good to purchase, when someone's gibing you advise, like a stock broker says you should buy this stock, first question you should ask is—

Adrienne: Did you?

Attilio: How many shares do you own? And if they uh . . . . Nope! So, we only, we only like to advise people investing in real estate because we do! Do you have other properties besides your personal home?

Adrienne: Oh, yes.

Attilio: Yup!

Adrienne: Okay, so, did we want to talk about uh, the buyer seminar or you—we'll save that for later.

Adrienne: Okay, so, our, our guest today was originally from the west coast. Along with her husband, David, they decided to move to the north shore of Oahu in 2010. Together they have many years of experience designing, building and installing custom kitchens, bathrooms and cabinetry. With us today is the co-owner of Pacific Dream Builders, let's welcome our guest, Janine Law!

Attilio: Hi, Janine!

Janine: Hi! Aloha!

Attilio: Welcome to the show!

Janine: Thank you!

Attilio: So, uh, before we get started on the like the business questions you know, you’ve probably been here long enough to know, like, local style businesses, we like to get to know the person a little bit before we start talking business and uh, so tell us about yourself if you're, are you from Hawaii? If not, how did you get here? Tell us that part of your life.

Janine: Um, David and I are both from Oregon, southern Oregon specifically. We're little water rats that live in uh, the sunshine and the rivers. Um, the winters started getting a little too cold for us, um, as empty-nesters, with six children that are now gone, uh we decided to move to Hawaii so that we could scuba dive, ride our motorcycles and live with a little more aloha, so we did that in 2010.

Attilio: Nice! Any of the kids end up in Hawaii or are they all over the place?

Janine: Of course, they're here.

Adrienne: All of them?

Janine: No, not all of them. They come, they go, they visit, they stay.

Adrienne: Okay, nice!

Attilio: Good! The key to that is just have a small house, because if your house is too big, they're all going to come back!

All: (laughing)

Janine: Tell me about it.

Attilio: That's okay, you know, if it gets old, just give them an eviction notice! That’s what I’m going to tell my kids, you come back and you don’t, we don't want you, you might come home one day—

Janine: The grand babies are there, then I can't, I can't let them go, they're so adorable!

Attilio: Well, you know what the good news is about grand babies? They’re kids that you can borrow, but you can give them back!

Adrienne: Well I like to let my um, my parents borrow my kids for the summer.

Attilio: There you go!

Adrienne: They call it camp Bee-Bee and camp Mee-mee.

Attilio: There you go!

Adrienne: It's so fun, they love it! We love it, it's a win-win.

Attilio: Perfect! So, tell us a little bit more about your history. How did, you know, we're, we're talking about your business today. How did you all get involved in that?

Janine: Um, David's been building cabinets since 1984. Um, I worked um, for the school district where we were from, um, and then just eventually kind of morphed into working with him and for him. And um when we started the company here uh, I actually became the primary owner because I do more of the business side and he does more of the construction side, so I’m the manager and um, we came here with the idea of working for other people, so that we could take life a little easier, um and the people that we chose to work for weren't necessarily always providing the best customer service that they could. And we just saw a lot of need for what we did and we just decided that we would step in and fill that need, so that was about 5 years ago and we're still at it! Growing our business.

Adrienne: So, so, Janine, who is like, who would you say is your, your ideal customer?

Janine: Um, a homeowner that has no idea what they want. Um, we, we—

Attilio: That would be like 98% of our population!

All: (laughing)

Janine: Well you’d be surprised! There, we work with homeowners, we work with designers, and we work with builders. So, um, all of them have a different need and all of them have a different um, level of interaction. Um, but it, the funniest thing is to, to have a homeowner walk in and say, I just, I just want something different. And then take them from that all the way to having their dream kitchen! And, and then also having a friend for the rest of their lives because we really do try to make friends with our customers um, lasting relationships, we pride ourselves on the call-back, you know, oh, we're going to buy another house, we're going to remodel our bathroom now, um, our friend, our neighbor wants something so, we, we really build a relationship with them.

Adrienne: So, so how is it that you take them from going to, like, I don't know what I want, I just want something different, to giving them that product that they just absolutely love?

Janine: Um, we developed a questionnaire first of all, um, we generally go to their home and measure and look at their things, um, talk about how they cook, how many people live with them, um, how they shop, how they, just a lot of questions that we go over. And then um, I try to get them to create either a Pinterest or a house profile where they can select and save photos and things that attract them um, the colors that they like, the textures that they like, and then also specifically things that they don't like. You know, this is a huge turnoff for me, I hate this carpet. As long as we know those things, it just helps us to, to build a vision and then one day I put it all on the computer and turn the screen to them and watch their face just light up! That's what I want!

Attilio: Now, you, you mention two interesting things. Because you know, we, you know, thinking about our listeners here, we do have entrepreneurs out there or, what's a want-repreneur?

Adrienne: Someone who wants to be an entrepreneur.

Attilio: They want to be an entrepreneur!

Adrienne: But they just haven't made it quite yet! They’re still working towards it!

Attilio: They haven't made that leap. You said, two very critical things, first thing you talked about is developing the relationship. Um, that is critical and it doesn’t' matter what type of business you are, so I’m glad that you mention that because what is the saying about uh, they don't care what you know—

Adrienne: Until they know how much you care!

Attilio: And that's how you build the successful business, you don’t have to keep reinventing the wheel with your client base and then the second thing that you said, uh, very important, people are um, what are we, are we, do we want to read stuff or do we want to look at stuff, as far as learners?

Adrienne: People are typically more visual, yup.

Attilio: Visual, visual, and I like your idea of the Pinterest, it’s kind of like a digital scrapbook, right, you’re having them put together and uh, what's great about it is you're not limited to magazines because you can go on Pinterest and search—

Adrienne: And find anything.

Attilio: Counter tops!

Adrienne: There’s like millions! Like it's so, you know what, the other day I was trying to figure out what kind of nail design do I want and I made the mistake of going onto Pinterest! And it was like this rabbit hole and I’m like, and the lady's like, did you decide yet? I'm like there's just so many choices!

Attilio: That's three days ago, she just came, she just got off of Pinterest.

Janine: She just got her pedicure done.

Adrienne: I could, you know, just imagine for kitchens, like—

Janine: Yes, it is.

Adrienne: So many, so many options and, uh, but, but with you, you know you’re taking a look at it and it's almost like a puzzle and you, you bring it all, you bring it all together and to this, you know—

Janine: I try to find the common threads. You know, you'll see, you’ll see the, the things that are in consistent, you know, the color of their counter top or the, the specific lights or just style. Um, and you just start to build and then you use their questionnaire to figure out how you know, some people want a mixer lift. Some people need three trash cans. Some people want two dishwashers or, you know—

Adrienne: Two sinks or—

Janine: Everything is just very customizable for us, so the more I pay attention and the more information they give me, the closer I can get to that in their kitchen. Of course, we are also very limited by size here. So.

Attilio: Got to work within those___ plans, right?

Adrienne: So, you have to get a little creative?

Janine: Right, well we do a lot of um, double duty things. Um, specifically toe-kick drawers um, pantries, all of our lower cabinetry comes automatically with pullouts, there's no fixed shelves. So, everything's accessible um, especially with aging and place in mind, um, because nobody wants to get old and not be able to reach that Tupperware lid in the back so we just make sure that we can do that. We encourage people to have more um, drawers on the bottom than any kind of cabinetry, it’s one motion instead of two, so.

Attilio: You mean one motion like you pull it open versus open it up and then look inside?

Janine: Open it up and then pull it out.

Attilio: And then pull it out.

Janine: Remember because we have pullouts in ours, so it would still be two movements however, drawers are just easier!

Attilio: Yup, and you, toe-kicks, that means like it’s there and when you go into the kitchen you hit your foot on it and you go ow! No that's not what you mean by toe-kick, right?

Janine: No, sir.

Attilio: Yeah, kind of, radio's like uh, TV for the ears. So, this, what’s a toe, you know, that sounds interesting, what is a toe-kick drawer?

Janine: A good place to store things that you don't use very often, that aren’t taller than generally 3.5 or 4" tall, um, placemats, cookie sheets, um linens, tablecloths, um and one of the really cute things to do with them is when your grandkids come over they can each have a drawer and they can keep their pot holder or their coloring book or, and they have special drawers and grandmas, grandma's toe-kicks.

Attilio: So, that's where you put grandma’s crochet, well it's grandma's crochet, grandma's crochet uh, mat that you forgot to wash and it's got all the crusty yam stuff on it and you stuck it, the kid stuck it in the drawer.

Adrienne: It's like the junk drawer almost, the kids!

Attilio: Then you find it when you get ready to sell the house because you've got to go clean out all the drawers.

Adrienne: Now, Janine, you guys also do this, what is this, Zoom Room retractable Murphy beds?

Attilio: Yeah, what is that?

Janine: Well, it's a German engineered, um, retractable Murphy bed that does not require um, lifting or pulling or springs. Um, and the most amazing part of it is that the wall space in front of the bed is fully functional and usable. You can hang a TV there, you can have bookcases there, because the bed comes out from behind it, and it sinks down as opposed to coming forward and—

Attilio: So, it, it, it drops down and slides forward in the lower portion, as opposed to uh—

Janine: The whole wall.

Attilio: Unexpecting dropping on you while you have guests. And bonking you on the head!

Janine: Correct.

Attilio: So.

Adrienne: So, so do you have some examples of your kitchens and hits, this interesting Murphy bed on your website?

Janine: Oh, absolutely! In fact, we recently did an um, Zoom Room. And the kitchen in a whole combination and uh, um, Hawaiian princess at ___. The small units. So, she only has one bedroom and she wanted to make it into a really nice vacation rental. So, all the walls cam down, and we took the kitchen from the original place all the way to the window wall and put the Zoom Room right in front of that, so it looks like it's part of her kitchen, but it's not!

Attilio: Well it folds away! Hey, you know what, it's interesting you're mentioning all this because of uh, we see this being very popular in places where real estate is very expensive per square foot and smaller is better and they want to make more functional views.

Adrienne: Those tiny homes!

Attilio: Of those spaces!

Janine: We also have one at the ___ Surfrider, so they're testing it now to see if they want to put some in the tower because it does, it doubles your space. If you have a, the studio apartment, you have a one bedroom and it doesn’t take up your space all day long. We can also make it a desk, a secretary desk. So, you can use that all day long, close the desk, open your bed, turn your TV on.

Attilio: It's like a Transformer!

Janine: It is!

Attilio: Will it turn into a Samurai warrior? No.

Janine: It's beautiful!

Attilio: Or a truck or a semi, tractor-trailer? You know, I get, this German engineering, what can it do in a quarter mile?

Attilio: Hi, everybody, so we're back and we have our guest here in the studio, Janine from Pacific Dream Builders. Uh, by the way, if you've been just tuning in, let's see, how would you, in a couple of sentences how would you describe to someone going down in the elevator, what you guys do for a living?

Janine: We design and build completely custom cabinetry and hopefully dream kitchens.

Attilio: Dream kitchens, alright, and a good number to reach them at Adrienne?

Adrienne: I have uh, 548-2436.

Attilio: On this beautiful cardholder that she just gave us and it's got that same number on it! 548-2436.

Attilio: Yeah! Who wouldn't, you know, and, and it's a great uh, part of the home for you to help homeowners with because don't we spend, isn't it true that we spend the majority of our time in the kitchen? In the home?

Janine: It is the gathering place.

Attilio: Yeah. I know like, people, I used to work at Surf Koi and we were in the kitchen, kitchen uh, uh, showroom and I learned that the, the appliance that we spend 70% of our time in front of is the sink! So, any-hoo.

Adrienne: Not me, I’ve got kids.

Attilio: You've got kids?

Adrienne: Yeah.

Attilio: Do they know how to use the dishwasher?

Adrienne: They do. I've got them started to really, okay, so at the break we were talking about some, some of the cool things that you guys get to do. These hidden rooms!

Attilio: Yeah, let's talk about that! The invisi-door!

Adrienne: Yeah.

Janine: Well the invisi-door is um, a really unique product that will turn um, a door into a bookcase, or even a piece of art that doesn’t look like it would move, but it does move! So, we can, we can hide the door into a piece of furniture so that you can have a safe room, or a hidden room, or a hidden space. It's good for hiding safes. It's good for hiding things you don't want your children to find.

Attilio: You know what, it's great for like hide and seek when my nephew comes over. I’ll be like I’ll give you a million dollars if you can find me!

Adrienne: (laughing) But he doesn’t know about the hide-a-door.

Attilio: But then you've got to make sure that, that, your nephew Joey doesn’t hide in there because then you'll be like oh, we didn't come across Joey until after Thanksgiving! We find him years later, there he was, he was still, he said surprise when we opened it up. All those years later, he had a beard! But anyway. Uh, so the invisi-door, that's, that’s kind of cool!

Janine: So, one of David’s passions is the hidden, the hidden aspect of what he can do. So, he likes to do the invisi-door, he likes to do furniture that has hidden compartments um, if you just have some paperwork you need to hide or a little stash of money or some things you just want to keep private, from other family members and prying eyes. We have magnetic locks, we have remote locks, we have all kinds of keyless entries and um, push open um, just little clever pieces of hardware that make it so that we can make furniture and, and things that hide things for you.

Attilio: What about cones of silence like in Get Smart? Do you guys sell like Cone of Silence?

Janine: I haven't researched that one yet but I’ll put it on my list.

Attilio: You remember that? He comes down and they're like I can't hear you! They’ve got to lift it up.

Janine: You guys heard me, right?

Attilio: Cones of silence! Put that right next to your invisi-door and your Zoom bed!

Adrienne: Okay, so, so Janine, is there, is there anything that our listeners uh, need to know about you know, your company, the services that you provide, that we've not already covered with you today?

Janine: I think that the one thing that I would tell people is that um, we're not a warehouse, um, most people when they come to the shop, they assume that they're going to walk in and find stacks of boxes with cabinets that are built and they can just pick ones that they want to purchase and that's, that's not what we are. Um, we're not, we're not a warehouse and we're not a representative for a line of cabinetry. We build completely custom cabinetry so, when you say you want uh, a teak vanity, I call up and I order teak and I have it delivered and we build it! So, um, the drawers are built here, um, we build dovetail drawers, um, every single aspect of what we do is right here on island. THE finishes are done here, we have a spray booth, all of the design work is done in the shop, so nothing is outsourced and the only thing that we actually purchase is the hardware. You know, the glides and so it's different than most places that you go.

Attilio: Now, what about the uh, like the appliances and the sinks and, and those things, are you guys involved in the countertops?

Janine: Um, well we, we have a counter top um, supplier and we have displays on-hand and we do work with some of the venders, but um, it's not, we don't, we have a very small showroom, um, we try to stay focused so that we don’t' get too spread out. Especially if it's just me in there! Don't, don't throw me under that bus! But, yeah we, we just try to focus on the cabinets and the countertops.

Adrienne: So, with it all being custom and made you know, for their space, like what kind of, what kind of time frames can people normally expect? Start to finish?

Janine: We usually um, try to work within the 8 weeks from approval um, so we'll, we'll work in the office on the, the renderings and the dimensions and the um, the whole layout of the kitchen and once it's approved it'll go into production, it's usually about 8 weeks.

Attilio: Gotcha.

Adrienne: Wow, that’s pretty quick!

Janine: Not too bad, I mean, a lot of times we have to get specialty wood in and again I’m', if it's a solid teak job, it’s going to be grain matched all the way across. So, it's not random, it's not, it's not a 30 and a 20, it’s one.

Adrienne: It's all consistent.

Attilio: Yeah. Nice! Now, if you're a, if you’re a homeowner, you're thinking about this, um, you know, I, I think Adrienne, correct me if I’m wrong, but one of the best values as far as remodeling projects for, for resale purposes is putting that money into the kitchen.

Adrienne: Yeah, the kitchen. Definitely.

Attilio: Kitchen I think is up there! Number one and number two is probably baths and uh—

Janine: Usually it’s over a 100% of your investment return.

Adrienne: Is on the kitchen.

Attilio: And you know what, don't make the mistake of doing it to sell the home, do it now so you can enjoy it!

Adrienne: I've had clients that will like, do it to sell the home and they're like oh!

Attilio: We should've done this earlier!

Adrienne: No, they’re like we're not going to sell anymore, we like this house!

Janine: Well that's a wonderful testament to the, the actual need for that kitchen, but you know, we're not the right cabinet builder for every project. Um, a lot of the O’hana units, or you know, the typical vacation rentals, they, they want to invest um, a lot less and that's, that's fine, we don’t, we don't have any problem with that and we don't, we don't try or promise to, to price match, we're not the price point for everyone. But if you want quality and you want custom and you want longevity and you want someone that you can work with that will listen to you, we will try to be that person for you.

Attilio: I think it comes down to, we learned this from a marketing guy. There's 3 thigs that you can expect from a business for customer service. But you're only going to get 2 of them. So, you can be cheap, you can be fast, or you can be good. So, Adrienne, pick two.

Adrienne: Good and fast.

Attilio: So, if something's good and it’s fast, it is not going to be cheap. It's going to cost you some money and pick another two.

Adrienne: Uh, cheap and good.

Attilio: If it's cheap and good, what was the third thing?

Adrienne: It's not going to be fast.

Attilio: It's not going to be fast. We're, we're not paying top dollar for our service, so we'll get to it when we get to it, around our other projects for the customers that are willing to pay the value. But I think in general and you made a good point, because we, with our real estate brokerage, are the same way. We're here to provide a high-level of service, and uh, we are not, we are not an inexpensive discount realtor, we're a full-service brokerage. You know, if you want a full-service brokerage for the biggest financial decision you're ever going to make, you come to us, and if you want—

Adrienne: The full-service uh, kitchen remodel—

Attilio: Of your dreams!

Attilio: Anything else coming up? I know you've got a bunch but we were, we're uh, you can mention a second one if you want.

Ray: We have one coming up on ___ in the ___ side, a single-family home that's going to be under that $400,000 price range. That's going to be great for any uh, first time home buyer or somebody looking for a bigger home from a condo/townhouse upgrade.

Attilio: You know, um, Ray, I’m glad you went there because those are completely on opposite ends of the spectrum for homes!

Adrienne: And for prices.

Attilio: And for prices. But we want to make an important note to people that are listening! We specialize—

Uh the kitchen has been recently upgraded with stainless steel appliances, granite counter tops and a mosaic backsplash. Uh, this home is close to parks, pools, golfing and shopping. Angelique: Okay, so uh, all you buyers out there, even if you're six months to a year out, and you’re browsing on the website, looking at homes, I would highly encourage you to speak to a lender. There’s a misconception out there that if you speak to a lender the only time you speak to a lender is if you're ready to actually buy and that is false.

Adrienne: It's never too early.

Attilio: Never too early.

Angelique: Never too early! You definitely want, you know, we have a preferred lender, Pacific Rim Mortgage, that can take a look at all their income documents and help you choose, just to ensure that they're looking in eh correct price range while they're browsing. Even though they're six months to a year out, so just wanted to give that tip uh, definitely connect with a lender prior to, you start, you know you're beginning your home search.

Attilio: Yeah! And we want, we want to give big kudos and congratulations to Angelique, she finished her first CCIM course. If you guys know anything about it, what was it, it was like a week long, every day, wasn’t it?

Angelique: Oh, yeah, it was very intense and it was from 8:30 in the morning to 5:30 in eh evening for um, Monday through Thursday actually.

Adrienne: And they had like homework I’m sure, too and tests and it was—

Angelique: Definitely! Yeah it was, it was a great learning experience uh, and I’m, I’m excited to share that with you guys.
