Our Short Sale Process

A majority of Real Estate Agents in Hawaii have limited experience, training and or knowledge when it comes to Short Sales and don’t know what to expect. That’s fine. We want you to feel comfortable, knowing what to expect.

Here are a few things that you should know about our process, before you encourage your client to submit an offer:

On our “Submitting Offers” page – you will learn what you need do in order to submit a complete Short Sale offer. You will also learn how we can communicate more efficiently throughout the process.

Education combined with realistic expectations will help avoid frustration and make the process easier for you and your client. Please read the Agents FAQs and learn what you and your client can expect by way of timeliness, response to incoming offers, and requests for updates.

Offer Process

All offers are presented to the Seller per the National Association of Realtors Code of Ethics, Standard of Practice 1-6 Realtors shall submit offers and counter-offers objectively and as quickly as possible (Adopted 1/93, Amended 1/95). The Acceptance Date of the Purchase Contract will be the date of the Sellers Lenders Written Approval of the Purchase Contract or when Escrow deems there are enough funds to clear all monetary liens. The first reasonable offer will be submitted to the bank for Lender’s Written Approval of the Short Sale. Client(s) will be required to put unearnest money of $1000 and then open a “Soft Escrow”. All other offers will be presented to the Seller but will remain as informal back up offers, in chronological order, regardless of superiority. An exception to this process would be if the Seller instructs us (Listing Agents) otherwise. PLEASE NOTE THAT ANY INCOMPLETE OFFERS MAYBE REJECTED.

All our listings have a Sentrilock. If you have an Active Sentrilock card you may go and show any of our VACANT listings – no phone call necessary. If you do not have an active Sentrilock card you will need to call ShowingTime for a one day code.
