Some Oahu neighborhoods are red-hot seller’s markets, others are crickets. Here’s what’s really moving prices in 2026.
Are home prices really coming down right now? It’s the question we get most, and the honest answer is a lot like a weather report. A national forecast doesn’t tell you much when what you actually need is the outlook for your own neighborhood, or the beach you’re headed to. On Oahu, prices move community by community, not all at once.
Condos and properties carrying high maintenance fees are seeing downward pressure. Buyers are steering away from them and toward single-family homes and low- or no-fee condos, which pushes those prices up. So the same island, in the same month, can tell two completely different stories depending on the block.
The bigger question people keep asking is whether we’re headed for a crash. We’re not. That’s mostly conspiracy-style rhetoric from the talking heads.
The reality is that the checks and balances put in place after the last crash changed everything. Today, lenders are legally required to confirm you can actually repay a loan before they make it, so the reckless loans that fueled the last collapse simply aren’t being written anymore. Stability in lending creates stability in the market overall. And here’s the part worth hearing twice: if you’re waiting for a crash, it’s going to cost you more money, because while you wait, the home you want just keeps getting more expensive.
A crash isn’t coming. Waiting will just cost you.
For prices to truly fall in a big way, Oahu would need a flood of new inventory fast, and that’s the one thing this island can’t do. Development here is slow by nature. A developer can spend a decade tangled in permits and approvals before ever breaking ground, while on the mainland, you can clear 100 acres and put up 500 homes in no time.
With more people than homes and no quick way to close that gap, a big price drop just isn’t in the cards.
