One strategy we use that most buyers don’t think about: simultaneous offers. Sellers use this tactic on buyers all the time. They get multiple offers and counter everyone, creating pressure. We flip that dynamic. If a buyer likes a home but also likes two others nearby, we let the sellers know. “These are our terms. This is our price. If you want to work with us, let’s go. If not, we have other options.” It changes the entire negotiation when the seller knows they’re not the only game in town.

Our two-visit system is a good example of how that plays out. The first visit is a consultation, either in our office or over Zoom, where we look at your home from a buyer’s perspective on screen. 

The second visit is a physical walkthrough where we provide a detailed checklist of everything you need to do to get the home ready for sale, organized to maximize your sale price and get it sold in the shortest time possible.

The items on that checklist fall into three categories: you do it, we do it together, or we do it all for you. Some tasks will be a combination. However you want to handle it, we’re right there with you.
