Adrienne Lally & Attilio Leonardi

This week on the Team Lally Real Estate Radio Show, Adrienne and Attilio talk about the power of consistency in achieving success, with Attilio using the analogy of squeezing an orange to represent results through steady effort. They share their team’s “going green” system—making 100 dials, 10 contacts, or one appointment daily—and provide updates on Oahu’s latest median home and condo prices. Adrienne and Attilio also highlight upcoming events, including their Career Night, the annual Pie Party on November 25, and their Thanksgiving volunteer work with the Salvation Army. They wrap up by inviting listeners to visit open houses in Hau‘ula on and Ocean Pointe to meet the team and explore featured homes.

We also have our Experts We Trust. Benjy Gilholm of Hawaii Referral Agent discusses how agents can streamline costs without losing client relationships, and Danny Langerman of DHA Financial breaks down the benefits of reverse mortgages—including how homeowners can eliminate monthly mortgage payments.

Interview Transcription

ADRIENNE:
All right, welcome back, and thanks for listening to the team Lally real estate show, home of the guaranteed sold program, or we’ll buy it. I’m Adrienne and I’m still Attilio and if you have any questions, you can reach us at 7999596, or check us out online at Team lally.com All right,

ATTILIO:
do you want to talk about, what do you want to do, events or open houses? Which one you want to do? Well,

ADRIENNE:
I want to do a couple open houses and then move to events, and then we can go back to open houses.

ATTILIO:
I say we bounce back and forth. We do an open house, then an event. All right. All right. So our first open house, and is going to be Saturday, not Sunday. Saturday, November, 1, 10am to 1pm this is going to be at 53895, Kamehameha Highway in haula. By the way, I grew up in haula. Grew up on kwaipuna Street, right behind the haula shopping center. So if you’re looking for a haula boy to represent you with sales on the North Shore, I am your brother. So 1,375,004 bedroom, two bath, that’s 1656 square feet. What else? Adrienne, there is

ADRIENNE:
a limited time. $4,000 buyer. Credit for closing costs. Hurry up and get it before it goes. Yes. Ocean View, two story home, with separate kitchens on each level.

ATTILIO:
Tropical oasis with coconut, papaya and banana trees steps from the beach. All right, now, let’s go to an event, because we promised the listeners we go back and

ADRIENNE:
forth. Yes, career night. Career night coming up on Monday, by the way, real quick, Monday, Monday.

ATTILIO:
If you miss all this information, all you got to do is go to Hawaii career night.com. Hawaii career night.com What is the career night? What the

ADRIENNE:
industry? So this is careers. This is for careers in real estate, in

ATTILIO:
real estate. And so this is going to be November 3. That’s going to be November 3 in our office, six to 7pm that’s a 2116, lallyma Street unit, 106, F as in, F as in, fun,

ADRIENNE:
fun, fun. And have a lot of fun on on our last one, yep. What happened in the last one? There was karaoke, karaoke, confetti cannon. It’s so much fun.

ATTILIO:
We were, we were we had sparklers, we had crystal. No, no, that’s bottle service. That’s not a career night. So anyway, what are they gonna learn about at this career night?

ADRIENNE:
They’re going to learn. What is it like to be in real estate? What does it take to get your real estate license? Yep, and any other questions that you have will be answered. It’ll take about, you know, 4550 minutes to go through.

ATTILIO:
I think we’re going to go, it’s going to be 40 minutes of a presentation. Fast. Pay attention, strap in, because we’re going to go quick, very entertaining, very educational, and then it’s going to be 20 minutes of questions. And if you only got 10 minutes of questions, and everybody’s going to go home. And so what we are going to be covering is what it takes to be an exceptional agent, what it takes to get on our team. We are looking for people that are humble, hungry and smart. What does it mean to be humble,

ADRIENNE:
that you are willing to be taught, yeah, and that you have a growth mindset, yeah? Yeah,

ATTILIO:
yeah. Being humble is there’s a quote from CS Lewis. It’s not that you think less of yourself, but you just think of yourself less. If that makes sense, I’ll say that one more time. It’s not that you think less of yourself. An example of that local people, right? You come up to them, you go, Hey, that’s a nice Aloha you got. And you’re like, Oh, I got this for $1 from savers. That’s not being humble. Being humble just says, Thank you. That’s it. So not thinking less of yourself, but thinking less of others. That’s what we’re looking for. We’re looking for team players, and they gotta be home gray. What does that mean to be home gray and say it that way,

ADRIENNE:
hungry, no, no. Home. Great. Home. That means that, you know you are following up. You’re very responsive, yeah, um, you know you are, you know, making your calls that like, no matter how busy you are, like you, you make the time to serve your clients. And, you know, just no no excuses.

ATTILIO:
Here’s an example. We invite agents to come out and, you know, Shadow us and watch us. And here’s the one my always the same assignment when anybody comes to spend time with us, which is, what?

ADRIENNE:
What’s the homework? Recap what you learned. Recap, what you learned? Yes,

ATTILIO:
pretend you’re paying us $500 an hour for a coaching session. How would you be what kind of notes would you be taking? Would you have a recap? How long would you take to get us? And I’ve had agents be out there shadowing us, or potential agents, and then I’m like waiting days for the recap,

ADRIENNE:
crickets chirping, if that’s how you not hungry, us not hungry,

ATTILIO:
that is how you treat the client. Because at the beginning of the week, we have what’s called a communication guarantee for all of our clients, which means, what Adrienne,

ADRIENNE:
everyone’s getting a reach out with an update and a game plan for what it like what’s happening over the next

ATTILIO:
week. Well, it this is how it goes. We’re covering what’s happened in the last seven days, and what is the game plan for the next seven days? And that’s what we’re doing at the beginning of the week. Now, if an offer comes in in the middle of that, we’re going to be lickety split all over that phone with you and getting you up to speed on that, because we have time sensitive situations. And then the last one is smart. What do we mean smart? Like they got on PhD, what the what do we mean by that?

ADRIENNE:
People smart. People, smart people skills, the social skills. People skill EQ, the emotional intelligence. Yes, that is very important. So that’s what we’re looking for, for our career. Come to career night, you’ll learn all about what it’s all the different kind of careers and the different the different types of careers that you can have in real estate,

ATTILIO:
property management, transaction coordination, listing managers, admin help, inside, agents, outside, sales agents, sales agents that are rock stars. We’re going to teach you all the recipes to be able to do that and answer all your questions.

ADRIENNE:
Okay, so next up, we’re going to move on to our next. Open House. This is Sunday, Sunday, Sunday, November 2, from 12 until two. Give the address. All right, that’s 91. 1019, Kai ah Street in Eva Beach. This is ocean point 1.27, 5 million. This is an executive series home in ocean point over 2500, square feet,

ATTILIO:
four, bedroom, three, bath and bedroom and full bath on the first floor. So if you got some house guests, or somebody that wants to stay at the home, they don’t want to go up the stairs, perfect for a guest or home office,

ADRIENNE:
14 owned solar panels under the NEM for lower electric bills.

ATTILIO:
Yes, that’s the like. That’s the pre Mo, yes. Everyone wants that one. Yep. And then the primary suite with a private balcony and ocean views. All right, what’s the next we promise them we’re going back and forth. What’s the next event? We have a pie party. Pie party. What kind pie? Pumpkin pie? Oh, no, okay, that’s

ADRIENNE:
cool. And also be on the lookout, because we did do our video with the annual pieing of Attilio, yes. So that will be really

ATTILIO:
question, is from Shakespeare to pie or not be pie? That is the question every year that I asked myself. And this insanity, it just, it’s, what is the definition of insanity? You know what the definition of insanity is,

ADRIENNE:
doing the same thing and expecting different results? Yeah,

ATTILIO:
every year I expect not to be pied, and I get pied every year. So that’s the definition of insanity. So if you want to see our insane pie video, just go to one of our YouTube channels or team Lally.

ADRIENNE:
I think, I think it’s going to be on our PI page. So team lally.com, forward slash pi. You can see the video there. We’ll be sending out the invites, but that date

ATTILIO:
is, hey, how much these pie costs? It’s free, free. Okay, and you said that they

ADRIENNE:
November 25 from five until seven. We’re gonna have some music, some food, pies. We probably have some. We’re

ATTILIO:
gonna be giving away cars, Hot Wheels, that is. We’re gonna it’s just gonna be fun. You’re gonna get to hang out. You know, last year we’re doing the drive by, but no more gangster drive by with the pie. You gotta come inside. Come inside. Come inside. Socialize. Hey, get out of your get out of the house. Come in. Hang out. You know why? If you get bed head and you want to be in your pajamas, that’s fine too, but just brush your teeth. I think this year, one of my favorite what is local people you know in the mainland Islam of pumpkin pies. But do you know what the other pie is that local people like, um, custard pie. Hello. There’s only a jillion of them at Costco right next to the pumpkin custard. So custard pie, and then I think my favorite was from cunningway Bakery, but they went shut like I was, I was gonna say like Ted’s bakery, yeah, no, not Ted’s bakery doing no, they want the combo custard and the pumpkin pie. And it’s like, oh man, broke the mouth, as we say. And hopefully you can still get those somewhere on the island. But basically, we get the pumpkin pie from Costco. It’s as big as a wagon wheel. Feeds like 59 people if you make real small kind slices. But we’re going to be giving you a free pie now. You cannot just show up in like, oh my friend pie, you got an RSVP team. Lally.com, forward slash, pi. Now, every year, what happens with these RSVP people?

ADRIENNE:
People like to RSVP, and then, you know, life happens.

ATTILIO:
Never mind. Life happens. Don’t be one of these flaky people that RSVPs for the pie, and then you don’t show up, and then we’re having this massive pie eating contest, and we get all sick, and then it’s

ADRIENNE:
like, oh, we find a good home for the we give out the pies. Yes, we go give them out in our community. We’ve got a local church that does a lot of they feed a lot of by the way, Thanksgiving. Shout out to them.

ATTILIO:
What are the things that we do too, on that day, on Thanksgiving, as a, as a as a part of our culture with Team Lally, what are the things we do every single year,

ADRIENNE:
we go and volunteer with the Salvation Army and help with serving all of the meals for Thanksgiving Day, so something like

ATTILIO:
1500 to 2000 meals. We’ve been doing it for years. It’s a really great experience. You’re like, oh, doing Thanksgiving at my house. Hey, never mind that this is in the morning. It’s done by, like, I don’t know, 1112, o’clock. Then you can go over to your family’s house and eat, sleep, nap, connect, attack. You can still do all of that, but give back to your community. I think it’s a great way for team building, giving back to our community. Again, we do it every year. You guys should come check it out, just so you know, it would be easier if the Grateful Dead came to the NBC arena, or you wanted to be part of the Kokua crew for this Thanksgiving. What would be easier for getting tickets for this thing, or the Grateful Dead? Probably Grateful Dead, Grateful Dead, and I’m not missing you deadheads out there. We’ve seen the Grateful Dead in the sphere. This sells out. Like you guys like to for the volunteers, like, within like, an hour, as soon as they make all the volunteer spots are taken. Yeah, it’s like a it’s like a Black Friday sale where they’re giving away 50 inch TVs for $5

ADRIENNE:
we love to volunteer. It’s a great event. And, you know, we just. Yes, we love to interact with everybody that’s that’s there for their their food. And you know what?

ATTILIO:
You don’t like interact you going up back and you’ll be making the plates and doing the food prep. There’s table decorations, and then there’s the serving of the coffee and the juice and the serving. There’s cleanup crew. There’s a cleanup crew. But at the end of the day, I will tell you the number one thing that people appreciate, that our guests, we call them our guests, that come to this event. What’s the number one thing that they’re looking for? They’re hungry for? It’s not connection, connection. So, yeah, what I do is, like, if I have my table and I got, like, I don’t know, there’s like, 12, like 24 people as I memorize all their names, yeah, so Charlie from last year, I hope you’re gonna show up again and looking forward to serving meals on that day with the Salvation Army. And then do we go back to another open okay? So

ADRIENNE:
yes, I’m going to read a Google review, and then we’ll go to the open house. So we have a review, okay? From Linda Welsh, okay, okay, yes. So atilio and Adrienne have earned my respect as the go to real estate sales, investment and Property Management Specialist for Hawaii. I have the highest regard for their expert service and commitment to clients and partners.

ATTILIO:
And by the way, if you want to know what it’s like to list or have us help you buy a home, don’t take our word for it that we’re going to treat you with the utmost respect and the highest level of service. Just go to our Google page, check out our over 800 plus five star reviews, talking about a five star experience. Where’s our next open house?

ADRIENNE:
Next one is at Sunset Beach. We’ve been talking about this one for a while. It’s a very popular home, yeah, like Antonio and I have been out there, and we get quite a few visitors. You know, when we it’s a wonderful I think the last time when we had over like 12 people, that 12

ATTILIO:
people show up the last time. So it’s priced pretty, it’s priced pretty on the spot for not bad for, like, front facing, but it’s right between the Sunset Beach and Banzai Pipeline. And so this is the beach you want to be on. It’s one of the top 10 beaches. What I like about this, this, this place, is that you have the big sandy beach right down the stone steps from the backyard, and then what they have is there’s like a solid reef, like little bit below the surface, not sticking out. So you can still walk out and go swimming at high tide, but it keeps the erosion down, because you have that solid, recent front and so you don’t have, like, the waves lapping in your living room, nope. With this particular the

ADRIENNE:
best spot on Sunset Beach, it has the elevation certificate. What does that mean in plain English? Well, I know Bradley Maruyama, our insurance expert we trust, has talked about this, but it helps with the flood insurance. So you’d think, oh, beachfront property is gonna be very expensive to insure. Well, with the elevation certificate, not so much. So,

ATTILIO:
yeah, what? Well, whatever that cost down. What I mean in plain English is that the bottom of the house, the bottom of the house, and correct me if I’m wrong. But it basically means, if there is a flood zone or flood plain in that area at a certain elevation, the bottom of the house is above that, yes. So if the area was inundated with like, 100 year flood, this house is going to be above what the the people who study that, I’m blanking on them. But FEMA. FEMA, the ones that do this, those short line and flood studies, have said that this is above it. And if you had the certificate, by the way, how to get the certificate? You’re like, oh, I went on Amazon, got me on the elevation certificate. I’m good. No, how you get the certificate?

ADRIENNE:
No. I mean, there’s a whole study that’s done, yeah.

ATTILIO:
And you got to hire, yeah, you got to pay money surveyor. And once you get that certificate, it doesn’t change unless the whole island is sinking, and then that’s what you use to keep your flood insurance down. Okay, so this address, the address is, yeah, give them the address. They’re like, where is this?

ADRIENNE:
5975, hualua Street, yeah, okay, and it’s listed just under 4,000,003.99

ATTILIO:
this a four bedroom, two bath. Again, I don’t know how many times we got to say it. It’s ocean front. Sandy Beach, private path leading directly to the sand at Sunset Beach, by the way, at the end of the day we have Prosecco if you want to have a glass of Prosecco with us, right on the beach.

ADRIENNE:
Open concept, living ocean views. Yep,

ATTILIO:
and it’s what? What you what? Hey, what you? Debbie downer on my Prosecco at the sunset, talking about all the Okay, we’ll talk about it anyway. Expensive deck and lawn, ideal for entertaining. Oh, co ownership, available. What’s that? Adrienne,

ADRIENNE:
so if you want, if you only want to use the home three months of the year, we do have a co ownership option through, is that like a timeshare or fractional ownership through Kohana homes? Yeah, and you own the like, you basically join this LLC, and the LLC owns the home, so it is a whole ownership and that is available for 1,050,000

ATTILIO:
so 1,000,050 gives you to be able to use this property. What like three, three months out of the year, four. Wait, three, yeah, three months out of the year. It’s a rotating three months you have the experience of that. I. Of that home while you’re there, because most people aren’t there all year long for second home buyers, but then you don’t have the headaches of owning it all year long.

ADRIENNE:
You can do this with your best you share in the upkeep too of the home. So it can be expensive for beach phone Exactly. So you share in the

ATTILIO:
here’s the thing, folks, here’s the things, folks, maintenance. This can be with your best friends or your frenemies? Why? Because

ADRIENNE:
you don’t really see each other. See them, yeah, and you don’t talk to them either. There’s a manager that handles all of everything that’s needed to be done with the home

ATTILIO:
daily. One day you coming up the next day, and nobody sees each other. And then it’s kind of like a like a set reset. If you want a bowl of Green M M’s when you walk in the door, that’s what’s going to be there greet you. If you want pictures of unicorns all over the walls, that’s what’s going to be when you greet you. It’s always a stage reset for each owner.

ADRIENNE:
Okay, on to the the last event we’re going to talk about, and I know we talked about this last week, we’re going to keep talking about it, because it’s an amazing event that’s happening in Eva beach and being put on through brave Hawaii.

ATTILIO:
Brave Hawaii is kind of, it’s a nonprofit. I don’t know how I would describe it. With Mahia is, she’s the daughter of city councilman and comedian Augie T and she’s been doing this for a long time, and it’s just about going into any kind of organizations, schools, churches, and talking about, like, inclusion, like everybody has a value. Everybody has a worth talking about. What does that mean? As far as, like, bullying, yes, cyber bullying, cyber bullying, just all these things that you know need to be addressed, maybe, like, kids need to be taught. And it’s needed, well, it’s a narrative that we’ve got to approach with kids today, now that the kids now you know to people that not know nice nice people have access to our kids via these cell phones. So we got to be able to have some countermeasures in place, and that’s what what brave does in all these schools. So they’re a nonprofit, the event that they’re going to be, that we’re helping to sponsor, is going to be what, when and where and why and all that.

ADRIENNE:
Okay, so it’s in Eva beach at the am that center. It’s right next to, what is it? Iroquois point.

ATTILIO:
It’s Iroquois point. But before you go in, it’s there at the Iroquois point. I think it’s kapili or something like that. Everybody we anyway, no matter what the name is, we all call them Iroquois. But before you got to go guard shack and show you a license, registration,

ADRIENNE:
insurance, it’s before that. It’s on, yeah, on the right hand side. So if your

ATTILIO:
registration expired, you can still come to this event. No worries. Plenty of parking is going to be in that embed thing. What are

ADRIENNE:
they going to have there? Well, first of all the time, from 10 until 210

ATTILIO:
into 10am till 2pm so don’t be late November. There’s a

ADRIENNE:
lot happening, yeah, live music, food, line dancing. There’s going to be entertainment, singing, mechanical bull riding, and there’s even going to be a contest to see who can stay on the longest with belt buckles as as the prize, the prize, that’s the trophy. I’ve been training. I’ve been training for this.

ATTILIO:
Yeah. And again, West Oahu Veterans Center, 501 Iroquois Avenue. This is in Eva Beach, November 29 and this is from 10 to

ADRIENNE:
2pm okay. And then lastly, before, oh, by the way, could they go on our website to get the details? Yeah, absolutely. Just go on there under the resource, and you’ll see the events. You’ll see it there. Yep, all right. Last Open House is Sunday, from two to five,

ATTILIO:
and that is going to be at 91 dash 1209, Kane Ana street number 7j, like Jack in a box. Ever Beach, 469,002 bedroom, one bath. 710, square

ADRIENNE:
feet, modern condo in Coronado Community with bright, open layout,

ATTILIO:
private Lanai and two assigned parking saws, two parking saws. That’s very important, very

ADRIENNE:
important. Convenient to the kamakana, alii, shopping center, dining and beaches

ATTILIO:
and beaches. So what is this like? Eva beach halaiva. Eva beach haula. We’re all over the place. So if you are on the island of Oahu or any of the other islands and you’re looking to buy or sell, all you got to do is give us a call at 79995967999, 79995967999596, or check us out at Team lally.com that’s l, a, l, l y, by the way, if you’re listening or seeing this show in some other format, just know we are on every Saturday on a 30k h, V, H, and that’s the team Lally real estate show, Home of the guaranteed sold program.

ADRIENNE:
Come on at 10:07am 1007 if you want to skip the commercial, yes, 10:07am every Saturday. Yeah, and have been on, I think for like, we’re coming on 13 years,

ATTILIO:

Show, because we always want to talk about what you guys want to talk about, not necessarily what we want to talk about. What else Adrienne,
